Kelly “the Closer” wrangled this one into the history books yesterday. The 2 Bedroom unit with outdoor terrace was purchased by an investor and part time resident who will enjoy a cool place to stay and the extra income on this one. {Yeah!} This warm and rustic condo is a great escape from the cold and blends the best in historic and modern features mixing together brick walls and oak floors with stainless and concrete. The well-lit, lofty space is flowing from exterior to interior. Entry is street level to Rankin Ave for easy access while remaining super private and secure leading you through to the private terrace over Lexington Ave for great people watching. The urban, industrial style home has 2 bedrooms, 2 baths and extra storage.

The Rankin Press building was originally constructed in 1925, but completely rebuilt from ground up in 2013 to accommodate a modern, mixed-use building for both residences and retail. Sustainable features such as a solar heated, hot water system, community bicycle room, energy-efficient appliances, solar tubes and water efficient fixtures were used in the redevelopment.

Outside your doorstep is the best in coffee shops, retail and restaurants to maximize your metropolitan lifestyle in Asheville. Want to see more? Take the virtual tour here. Give Kelly and Troy a call for more information on downtown condos. Cheers!

Why Won’t Mid-Century Design Die?
06mid1-master768.jpg

By Steven Kurutz of the NYTimes | Thank you Gary for sending us this article over the weekend. It was a fun little peek into the professional world of designers and trend-setters including this from John Edelman, “There are two pieces we’d have to have an apocalypse for them to be out of style: the Saarinen Tulip Table and the Eames lounge chair and ottoman. They’re authored. They have a story behind them.”

No doubt you want to see the rest so just go here. Cheers!

Congrats to the Atomic Duo

We wanted to congratulate Megan and Todd of Atomic Furnishings and Design on their new home. As their energetic, mid-century Aunt and Uncle, Kelly and I couldn’t be more pleased for them. Below are some words from Megan. Cheers to you both!

“In case people have been wondering why we have been so busy lately and hard to track down it’s because we’ve been in the process of purchasing our first home. We decided to work with Kelly Erin-Spinney at Modern Asheville, because who better to know our taste and aesthetic than a mid-century and modern real estate company (not to mention she is a very good friend of ours). We were so impressed with her professionalism and knowledge of the home buying process. She would literally drop everything when we would ask to view a home. We are just so thankful to have had them involved in our first time home buying process and highly recommend them to anyone in the Asheville area! We just closed on our home this morning and we are ecstatic! It took a lot of blood, sweat and tears to get to this point and we are so glad we pushed through. Our modern home is located in Burnsville NC just down the street from our good friends Leigh and Kristian. More photos and lots of blogging coming soon.” Megan

WNC Modern Home Highlight | Posten Residence

by McMillan Pazdan Smith Architecture | This Fairview home was recognized recently during the AIA Asheville Design Awards that we attended. We were struck by the home’s simplicity and overall utility. Programmatically, here is how the architect’s describe the home. “The residence is situated along the leading of a gently sloping ridge in the home, which minimized the influence to the site but maximized views and solar orientation. The home’s simple L-shape supplies a all-natural division of exterior public and private area, which is basically landscaped to complement the austerity of the architecture. Functionally, this L-shaped program supplies a linear organization of roughly 2,000-square-feet of residing and sleeping spaces, which are linked by an entry foyer to a 2-vehicle garage.

The objective internally was to supply a sense of openness among rooms and accentuate the perception of the interior volume. The use of butt joint glazing atop walls supplies sound manage and privacy however also makes it possible for light to stream through the whole interior rather than merely in each and every individual area. Simple use of created-in wardrobes, cabinetry, pocket doors, and other space-saving characteristics provided fantastic efficiency and accentuated the internal present day character.

Formally, the shed offered a indicates to capture sunlight along the substantial southern wall, generating a much more dramatic presence to the public side, with a a lot more intimate scale for the rear courtyard. Protected by an 8-foot-deep overhang, the southern wall remains totally shaded throughout the summer yet makes it possible for sunlight into the whole depth of rooms in winter to heat the interior polished concrete slab. This naturally seasonal lighting mixed with other sustainable functions this kind of as a geothermal heat pump, hydronic in-floor heating, highly insulated exterior walls and roof, Solarban glazing, and fluorescent lighting have resulted in minimum energy utilization.

Thank you Jack Thompson of the Preservation Society for sending out this article from The Post and Courier. It is a good little read to reflect on cities that struggle under a tremendous growth of tourism and worth considering given our own growth. For the full article go here. Cheers!

“Charleston Mayor John Tecklenburg, however, recognizes the importance of keeping a diverse mix of residential, business and tourist uses on the peninsula. Earlier this year he proposed that the city hold off for a while on approving new hotels while the city assesses the situation. More and more are being built on the peninsula to take advantage of Charleston’s popularity as a tourist destination.”
